房價高企,但這些城市卻逆勢而行

房價創新高

美國房價在六月創下歷史新高,對於有意購房者來說,這是一個難以接受的現實,因為住房負擔危機仍在持續。

不過,隧道的盡頭似乎有一些曙光。首先,市場普遍預期聯邦儲備將在九月降息,這可能為借款人帶來一些緩解,包括那些尋求房貸的人。上週,30年期固定抵押貸款利率已降至6.44%,為2023年四月以來的最低水平。

但標普CoreLogic Case-Shiller房價指數顯示,涵蓋20個主要美國城市的房價也有一些亮點。

不均的價格

六月的房價增長並不均勻:紐約、聖地亞哥和拉斯維加斯領先,年增幅分別為9%、8.7%和8.5%。

與此同時,俄勒岡州的波特蘭房價僅上漲了0.8%。

對於那些尋找自己住房的人來說,根據CNN報導引用的消費者物價指數數據,丹佛、明尼阿波利斯和坦帕等熱點的房價最近已出現下降。

小規模思維,大幅節省

這種差異可能與住房建設速度有關。坦帕的住房建設增加了房屋供應,使其價格增長率成為全國最低之一。

與此同時,像紐約市這樣的嚴格區域法規和人口密集地區,動態則截然不同。根據Moody的報告,紐約市是全國租金負擔最重的地區,居民每月的租金支出超過收入的一半(58%)。

該市已採取措施來改善這種狀況。計劃中的區域改革預計在未來15年內為紐約市創造超過100,000套新住房,目前正在進行公眾審查,並將在今年進行市議會投票。

但目前,考慮搬到新城市的美國人可以通過小規模思維來大幅節省。
